While you may know a real estate developer as the individual who manages the build out of various pieces on infrastructure for the property (streets, utilities, signage, etc.), many commercial real estate developers also contract the construction of the actual buildings as well. In cases like these, an SBA lender and a commercial real estate developer can work with small business owners to maximize benefits for all parties involved.

Through his relationship with the small business lender, the commercial real estate developer can offer favorable SBA financing terms to his prospective buyers. The developer benefits by not having to carry as much debt for a particular project (leaving him free to finance other projects), since the small business owner is the one procuring an SBA loan for construction of new building.

    It seems like getting this kind of a business building loan is a really great way to do things if you are a small business owner. Being able to procure the loan yourself and then help the contractor out because of that would be a great way to develop a better relationship with them as well as make it a smoother process to build what you want. That way you can move forward faster and get it done better as well.
